| 2. | This agreement shall remain valid for the new owner who has purchased the leased premises
本合同对购得所租物业的新业主仍然有效。 |
| 3. | Any gambling , illegal , criminal or immoral activities shall be prohibited inside the leased premises
不得利用房屋进行赌博或任何违法、犯罪或不道德的活动。 |
| 4. | 5 party b shall not bring into or store any explosives , inflammable or other illegal items in the leased premises
乙方不得在房屋内存放任何易燃、易爆物品或其它违法物品。 |
| 5. | 9 party a hereto commits that the leased premises set forth in the article 1 of this agreement belongs to party a without any ownership disputes
甲方保证本合同第一条所指的租赁房产属甲方所有，不存在所有权纠纷。 |
| 6. | The lessee shall not sublet , transfer the leased premises to a third party , and / or share the leased premises with any another party without the lessor ' s consent
第二款承租人未经出租人同意不得将所租房间转租或分租给第三方。 |

第三款未经出租人许可，承租人不得随意在所租房间内存放任何具有放射性的、易燃、易爆的物品及重型设备。 |
| 8. | The company will not initially be investing in building and constructing its own plants and facilities . instead , the company shall lease premises from party a to meet its productions needs
公司设立伊始，将不拟投资建造自有厂房和设施，而是向甲方租赁场地，以满足其生产的需要。 |
| 9. | The lessee shall on time pay the cash deposit , rent , electricity , telephone , distance calls and telex fees as well as other service charges relating to the leased premises
第一款承租人应依据本租约及时支付押金、租金、电费、市内及长途电话费、传真费及所租房间的其它相关服务费等。 |
| 10. | If party b is requested to move out because of the change in ownership of the premises , party a should inform party b in writing of the movement three months beforehand , be responsible to arrange relevant premises for party b ‘ s use and compensate party b a sum equivalent to two months ‘ rent of the leased premises for the movement losses
如因产权移交需要乙方搬迁，甲方应提前三个月书面通知乙方，并负责为乙方安排相应的房屋使用或补偿给乙方相当于原物业两个月的租金作为房屋搬迁损失费。 |
